SUMMARY: Assists in maintaining Hill View’s interior and exterior buildings, roadways/walkways, and equipment to ensure that all buildings and grounds are
clean, attractive and safe for residents, employees, and visitors.
ESSENTIAL DUTIES AND RESPONSIBLITIES:
Carries out work orders as assigned. Prioritizes work orders in order of importance, to assure that health and safety issues of residents and staff are addressed immediately, and routine work orders are done in an efficient manner.
Responds to all maintenance calls during assigned shift.
Shampoos carpeting in hallways and lounges of apartment buildings, and all public areas of the Commons building as assigned.
Cleans all stairwells in apartment buildings and Commons building. (One stairwell cleaned each night. Rotation to include all stairwells).
Empties trash in all apartment building trash rooms and mailroom daily. Changes plastic liner in trash rooms as needed.
Installs window shades, Venetian blinds, curtain rods, wall fans, door locks, etc. for residents and employees.
Addresses minor plumbing problems as needed.
Performs minor installation and removal of dry wall, including replacement and mudding.
Performs all type of painting, including roller, brush, and spraying.
Replaces damaged ceiling tile, floor tile, and wall coverings.
Removes snow and ice from streets, driveways, entrances, and sidewalks during snowstorms.
Maintains facility grounds, including mowing and trimming grass, trimming hedges and trees, mulching, fertilizing, etc. as needed.
Documents work generated from Work Orders as it is completed on the Work Order. Turns completed Work Order sheets into Operations Manager at the end of each workday.
Adheres to safety standards and safe work practice policies/rules when performing job duties.
Follows lock-out/tag-out policies/procedures.
Keeps work area(s) free of hazardous conditions, i.e. grease/oil spills, excess supplies, equipment, etc. to assure that all established safety rules/regulations are followed at all times. Refers to material safety data sheets (MSDS) when necessary.
Ensures that established infection control and universal precautions practices are maintained when performing maintenance procedures.
Reports all unsafe/hazardous conditions, defective equipment, etc. to Operations Manager immediately.
Communicates supply needs to the Maintenance Supervisors and/or Operations Manager to assure that required supplies are available for scheduled Maintenance activities.
Ensures that work/assignment areas are clean and equipment/tools, supplies, etc. are clean and properly stored before leaving such areas on breaks and end of workday.
Operates machinery such as tractors, loaders, truck, snowplow, snow blower, power tools according to manufacturer’s instructions and facility policies.
Operates Hill View vehicles in accordance with Hill View’s Fleet Management program.
Is familiar with fire alarm codes, and responds to emergency alarms immediately, as directed.
Participates in fire safety and disaster preparedness drills in a safe and professional manner.
Performs other duties as assigned.
