Job description
The Director of Construction works with the EVP of Development to prepare scope of work, construction contracts, cost estimates, CPM schedules, bid packages, and shall be responsible for project performance. This position is responsible for the successful completion of the assigned project on time, on budget, and within project quality and safety standards.
Salary Range: $160,000 - $185,000
Responsibilities include, but are not limited to, the following:
- Acquisitions & Predevelopment
- Manage and execute pricing aspects of projects, including creating realistic and comprehensive estimates.
- Oversee the negotiation of business and legal provisions of contracts (subcontractor, design consultant, owner, joint venture).
- Assist with creating cost-effective plans, utilization of resources, and schedules for completion of projects.
- Evaluate acquisition of land for construction projects.
- Supervise Project Engineers, review their reports, check on any reported difficulties, and correct any safety violations or other reported deficiencies.
- Prepare and submit budget estimates and cost tracking reports.
- Develop a project construction schedule during the preconstruction phase.
- Construction & Close Out
- Manage day-to-day construction operations and activities for the development department.
- Create jobsite protocol and delineate responsibilities for each of the project team members.
- Maintain policies and procedures within the boundaries of company protocol.
- Supervise and direct all aspects of offsite and onsite construction.
- Management, coordination, and inspection of contractor work while project is in progress and be able to contribute feedback that might make work safer, cheaper, cleaner, lower impact or any other way improve the operational success of the projects.
- Responsible for maintaining an accurate/up to date project schedule, cost report, weekly reports, and progress photos.
- Regularly monitor field operations through site visits and inspections and scan jobsite for potential safety concerns.
- Ensure project documents are accurate, complete, current, and stored appropriately.
- Responsible for proper administration of construction contracts and assisting with obtaining all necessary permits and licenses.
- Develop and design programs for implementing project best-practices including constructability and safety protocols.
- Ensure that the work is compliant with City or County requirements and building codes.
- Investigate and take appropriate action for damage, accidents, or delays at construction sites and ensure proper procedures are being carried out.
- Manage and properly document necessary and required inspections.
- Manage project procurement.
- Negotiate final cost and scope of work for all subcontracts, change orders and purchase orders as required.
- Prepare construction status reports including the status and forecasts for key project activities, costs, and timeline.
- Review construction drawings to confirm accuracy and completeness.
- Coordinate with lender (and equity partner) representative as necessary.
- Partnership Management
- Aligns Regional, Divisional and Market priorities with peers to ensure high levels of execution, accountability, and consistency.
- Develops contacts and quickly builds relationships with potential clients or stakeholders (external developers, operators, capital partners).
- Leads relationship-building and management of customers (internal/external development teams, operating partners, capital partners).
- Maintain subcontractor relationships to ensure qualified vendors are included in all pricing exercises.
- Makes effective formal presentations to clients and stakeholders.
- Partners with regional leadership to assign staff and develop future project teams.
- Supports Project Executives with prioritizing initiatives and project-specific work.
- All other duties as assigned.

Knowledge, Skills, and Abilities
- 10+ years of experience in construction or related field
- 3+ years of management and general contractor relationship-building experience
- Education or experience equivalent to a BS degree in business or construction management
- Strong technical knowledge of construction and project management
- Ability to prepare CPM schedules and manage project timelines
- Ability to manage multiple projects concurrently and prioritize effectively
- Ability to maintain a pace of work that effectively and timely completes workload
- Experience with managing 3rd party General Contractors as well as performing internal ROM cost estimates
- Proficiency in
- Microsoft Office, including Excel, Word, Outlook
- Scheduling software such as Microsoft Project, Prima Vera, Etc.
- Construction management software such as Procore, eBuilder, Etc.
